Revealing the Price Range

Just like with all real estate around the world, the cost of beachfront condos in Marathon, FL varies depending on factors like where they are, what kind of view they offer, how big they are, and what amenities they have. But don’t worry, Marathon has options for everyone, from affordable choices that won’t strain your wallet to high-end retreats. You’ll find a condo that suits your style and budget.

Marathon, Florida

Let’s talk money – The Costs That Comes With Every Beachfront Condo in Marathon

Property Taxes

First up, property taxes – and the good news is, Monroe County keeps things wallet-friendly. They’ve got some of the lowest property taxes in all of Florida, sitting pretty just under 1 percent of the purchase price. To keep it simple, we usually tell our buyers to expect around 1 percent in property taxes. So, if your home’s price tag is $500,000, you’re looking at roughly $5,000 in estimated taxes each year.

HOA Fees

Now, HOA fees – yep, every condo’s got ’em. These fees can vary, with some covering more stuff and perks than others. It’s super important to ask what’s included. One thing we strongly recommend checking is whether the HOA fee takes care of building insurance. Most condos do, but there are a couple of associations that don’t. Plus, these fees can differ within each community, and we’ll dive into that in just a bit.

Having the beach at your fingertips is fantastic, but often these beachside condos lack dockages. It’s a bit of a trade-off – you can have the beach or you can have a dock.

However, there is one unique condo complex in Marathon that offers both. Keep reading to discover which one it is.

Marathon, Florida

Royal Plum Beachfront Condo Complex

Ahoy, beach lovers! The Royal Plum condo complex, nestled in beautiful Coco Plum, offers 35 units, and each one grants you a golden ticket – beach access! But here’s the scoop: not all of these units boast an ocean view. Some treat you to the joys of a garden view, which, while not exactly oceanfront, still brings a smile to your face.

Now, when it comes to choices, you’ve got one-bedroom and two-bedroom units, and here’s the cool part: you can rent them out weekly. Plus, worry not about the day-to-day management – onsite managers are there to lend a hand. And of course, there’s that fantastic white sandy beach awaiting your footsteps, alongside a heated pool and tennis courts for some sporty fun. But, if you’re hoping to bring your furry friend along, we’ve got to break it to you – pets aren’t on the guest list.

Now, for the part about Homeowners Association (HOA) fees. They’ve got your back when it comes to common areas, building insurance, and cable. The monthly fee dances around the $770.00 mark. As for recent sales, well, they’ve ranged from $400,000 to $550,000, depending on unit size and location within the complex. Beach days, here you come!

And guess what? If you’re thinking of making it an investment, you’re in luck. You can do nightly rentals, making it a sweet prospect for savvy investors. Plus, owners get up to five weeks a year to enjoy their personal beachside retreat.

Now, there are a couple of things you should know. Tranquility Bay doesn’t have docks or trailer storage, and, unfortunately, it’s a no-pets-allowed zone. But hey, you’ve got a bunch of other perks to make up for it.

Where is Marathon, FL?

Marathon is located in the middle of the Florida Keys, and it isn’t just one island; it’s a group of islands. So why do individuals choose Marathon over some of the other islands?

Canals: Marathon has tons of waterfront homes to choose from with great boating.

1. Little Venice Neighborhood:

  • Nestled within Marathon, the Little Venice Neighborhood is a fantastic place for deep waterfront homes. Here, canals are wide and flow through.  They also provide direct access to the open waters.   Additionally, with the nearby Vaca Cut getting to the bay is easy. If you have a sailboat, this neighborhood could be the perfect fit for your boat.  Some of the street in Little Venice include 117th Street, 116th Street, and 112th Street.

2. 25th to 29th Street Waterfront Homes:

  • These properties provide deep water access and are situated near Boot Key Harbor, making them an excellent choice if you own a sailboat. You’ll also be close to all of Marathon’s amenities.

Sea-Air Estates:

The Sea-Air Estates homes are situated behind the airport on the Gulf side. These canals are conveniently short, providing quick access to the Gulf. Street names in this neighborhood include Bruce Court, Gulfwinds Lane, Alynn Place, David Lane, Patricia Lane, and Brian Road.

Fun Fact: The street names are a tribute to the late Alynn Schmitt, a key figure in developing Marathon and Key Colony. These street names represent his children, with Brian Schmitt now serving as the broker of Coldwell Banker Schmitt.

Side Note: Nearby, Grouper and Yellowtail also feature fantastic waterfront properties. Keep in mind that some canals in these areas may occasionally have seaweed, which comes and goes with the wind. If a canal doesn’t have a flow-through, you may experience seaweed build-up at the ends of the canal.

Sombrero Beach Neighborhood:

The Sombrero Beach neighborhood is a favorite among residents. The homes are not only beautiful but also conveniently located near all of Marathon’s amenities. And, of course, the beach is just a stone’s throw away.

In this neighborhood, you’ll find streets like Ibis Lane, Mockingbird Lane, Anglers Drive, Sombrero Beach Road, and Corte Del Sol.

If you’re near the beach, say around Corte Del Sol, you’ll enjoy a quick ride out to the ocean. However, if you’re located on Anglers Drive North, it’s about a 15-20 minute ride. Some people appreciate the ride, while others may not. So, it’s essential to be mindful of this when choosing your location.

Flamingo Island:

Flamingo Island in Marathon is another highly desirable neighborhood for purchasing waterfront homes. Some of the streets in this neighborhood include Copa D Oro and Saguaro Lane. Similar to other neighborhoods, you’ll find great homes here, close to the beach and amenities. However, it’s worth noting that you’ll have a longer boat ride to reach the open water.

Florida Keys Boat Slips for Sale: Deeded Ownership vs. State Leasing

Florida Keys Boat Slips for Sale: Deeded Ownership vs. State Leasing

Navigating Boat Slip Ownership in the Florida Keys

When it comes to boat slips for sale in the Florida Keys, the dream of owning a slice of paradise on the water is within reach. The crystal-clear waters, swaying palm trees, and the allure of endless aquatic adventures make the Florida Keys a prime location for boat slip ownership. However, before you set sail on your journey to becoming a boat slip owner in the Florida Keys, there’s a crucial consideration to address: Deeded Bay Bottom Ownership versus Leased State Bay Bottom.

What Is Bay Bottom Ownership?

In the Florida Keys, the term “bay bottom” refers to the submerged land beneath the water, including the seabed. Bay bottom ownership essentially means owning the rights to this underwater territory where your boat slip is located.

State Leasing: An Alternative

In contrast to bay bottom ownership, state leasing involves renting or leasing the submerged land from the state government. This means that while you have the rights to use the boat slip, you don’t own the bay bottom beneath it.

FLORIDA KEYS BOAT SLIPS

Key Considerations

When deciding between bay bottom ownership and state leasing for boat slips for sale in the Florida Keys, there are several key considerations to keep in mind:

1. Control and Stability

Bay Bottom Ownership: Owning the bay bottom provides a sense of control and stability. You have the autonomy to make decisions regarding the use and maintenance of the submerged land, an important factor for prospective boat slip owners.

State Leasing: Leasing from the state means you have limited control over the bay bottom. You must adhere to state regulations and may face restrictions on certain activities.

2. Legal and Financial Aspects

Bay Bottom Ownership: When exploring boat slips for sale in the Florida Keys, bay bottom ownership typically involves a one-time purchase, and you have the potential for property appreciation. However, you may be responsible for property taxes and maintenance.

State Leasing: When purchasing a leased bottom boat slip in the Florida Keys, there is a one-time 6 percent transfer fee to the state, an important financial consideration for buyers.

3. Long-Term Planning

Bay Bottom Ownership: If you plan to stay in the Florida Keys for the long term and want maximum control over your boat slip, bay bottom ownership may be the preferred choice among boat slips for sale in the Florida Keys.

State Leasing: At any given time, the state could decide not to lease the bay bottom. Although it doesn’t happen often in the Florida Keys, it is important to note that it could happen, emphasizing the need for long-term planning.

Due Diligence Matters

Before making a decision on boat slips for sale in the Florida Keys, it’s essential to conduct thorough research and due diligence:

  • Review local regulations and laws regarding bay bottom ownership and state leasing for boat slips for sale in the Florida Keys.
  • Consult with a real estate attorney who specializes in Florida Keys property transactions to fully understand the legal aspects of boat slips for sale in the Florida Keys.
  • Evaluate your financial situation and long-term goals to determine which option for boat slips for sale in the Florida
  • Keys aligns with your needs.

Conclusion

Whether you opt for bay bottom ownership or state leasing among boat slips for sale in the Florida Keys, owning a boat slip in this paradise opens the door to an incredible boating lifestyle. Each choice has its advantages and considerations, so make your decision based on what best suits your preferences and circumstances among the boat slips for sale in the Florida Keys.

With the right choice, you’ll be well on your way to enjoying the beauty and adventure that the Florida Keys have to offer from your very own boat slip.
