You’ve got Boot Key, Knight Keys, Hog Key, Vaca Key, Stirrup Key, Crawl, Little Crawl Key, East and West Sister’s Island, Deer Key, Fat Deer Key, Long Pine Key, and Grassy Key – that’s a whole bunch of islands making up the City of Marathon.

Water Access:  First, Marathon is famous for its easy access to the water. There are two main ways to get to the ocean and the Gulf: the Vaca Cut and the Seven Mile Bridge.

Deep Waterfront Neighborhoods in Marathon, FL

If you are looking for homes with deep water, suitable for boats needing a 5-foot draft or more, then I would recommend focusing on these neighborhoods first. Not only do they offer deep enough water for sailboats, but they also provide excellent access to the bay and the ocean.

1. Little Venice Neighborhood:

  • Nestled within Marathon, the Little Venice Neighborhood is a fantastic place for deep waterfront homes. Here, canals are wide and flow through.  They also provide direct access to the open waters.   Additionally, with the nearby Vaca Cut getting to the bay is easy. If you have a sailboat, this neighborhood could be the perfect fit for your boat.  Some of the street in Little Venice include 117th Street, 116th Street, and 112th Street.

2. 25th to 29th Street Waterfront Homes:

  • These properties provide deep water access and are situated near Boot Key Harbor, making them an excellent choice if you own a sailboat. You’ll also be close to all of Marathon’s amenities.

3. Yacht Harbor Island (122nd Street):

  • Yacht Harbor Island, situated at 122nd Street, is another delightful spot for deep waterfront living in Marathon. Again, you have great boating access and are close to everything in Marathon.

Other Top Waterfront Neighborhoods in Marathon, Florida

Sea-Air Estates:

The Sea-Air Estates homes are situated behind the airport on the Gulf side. These canals are conveniently short, providing quick access to the Gulf. Street names in this neighborhood include Bruce Court, Gulfwinds Lane, Alynn Place, David Lane, Patricia Lane, and Brian Road.

Fun Fact: The street names are a tribute to the late Alynn Schmitt, a key figure in developing Marathon and Key Colony. These street names represent his children, with Brian Schmitt now serving as the broker of Coldwell Banker Schmitt.

Side Note: Nearby, Grouper and Yellowtail also feature fantastic waterfront properties. Keep in mind that some canals in these areas may occasionally have seaweed, which comes and goes with the wind. If a canal doesn’t have a flow-through, you may experience seaweed build-up at the ends of the canal.

Sombrero Beach Neighborhood:

The Sombrero Beach neighborhood is a favorite among residents. The homes are not only beautiful but also conveniently located near all of Marathon’s amenities. And, of course, the beach is just a stone’s throw away.

In this neighborhood, you’ll find streets like Ibis Lane, Mockingbird Lane, Anglers Drive, Sombrero Beach Road, and Corte Del Sol.

If you’re near the beach, say around Corte Del Sol, you’ll enjoy a quick ride out to the ocean. However, if you’re located on Anglers Drive North, it’s about a 15-20 minute ride. Some people appreciate the ride, while others may not. So, it’s essential to be mindful of this when choosing your location.

Flamingo Island:

Flamingo Island in Marathon is another highly desirable neighborhood for purchasing waterfront homes. Some of the streets in this neighborhood include Copa D Oro and Saguaro Lane. Similar to other neighborhoods, you’ll find great homes here, close to the beach and amenities. However, it’s worth noting that you’ll have a longer boat ride to reach the open water.

Coco Plum Beach:

In recent years, Coco Plum Beach has seen significant development. Numerous beautiful new construction homes are springing up everywhere. Coco Plum boasts incredibly wide canals that are easy to navigate, and it’s not too far from the Vaca Cut. Additionally, the lots in this area are more spacious, making it an excellent choice if you’re looking for a home with ample space.

Coco Plum’s streets are in alphabetical order, starting with Ave A and going down to Ave O.
