The homes in Sombrero Beach are well-maintained, and the canals are mostly free of seaweed. However, in some areas of the neighborhood, it can take about 20 minutes by boat to reach the open water. Sombrero Beach is predominantly made up of condos and single-family homes, some of which are on the water and some of which are not.  There are no mobile homes in the area.
