You see them in the newspaper, on TV, and even on shopping carts; it’s like they’re everywhere. These Florida Keys Top Producing real estate agents make sure you know who they are.

But is it always in your best interest to hire these agents?

Often, individuals choose agents because they frequently see them in newspapers. With 90 percent of buyers beginning their home search online, why do these agents keep advertising their listings in newspapers?

Consider the last time you thought to yourself, ‘I’m going to buy a home,’ and then went out to pick up a newspaper for that purpose?

These agents, who spend thousands of dollars advertising their listings in newspapers that get thrown out in a week, aren’t trying to sell your home. So, what are they doing?

They’re advertising themselves.

Is it a bad strategy for the agent? No, not at all. It works; others start to think that this agent must be good because they are in the newspaper all the time. It’s all about perception.

But you are smarter than that; you understand that buyers look online, and that’s where your selling agent should be focused – on you, not themselves.

    People often judge agents based on the quantity of listings they have. If many people use them, the assumption is that they must be good. While they are indeed good, so are many other agents. The distinction lies in their perceived superiority, creating a snowball effect where everyone continues to list with them without scrutinizing what they receive in return.

    An agent with numerous listings can’t possibly manage them alone. Selling a home involves a lot of work, and they will need assistance. Often, these agents operate with teams. The team composition may frequently change, but most people aren’t aware of this aspect. When you hire such agents, you’re not only getting the agent you spoke to but also their team. Some of these teams may include brand new or less experienced agents handling more tasks than they should. Of course, they are not going to tell you that.

    Time

    These types of agents don’t have much time. It’s hard to reach them because they are constantly working on acquiring new listings. After you’ve signed the paperwork, it’s their team, whom you’ve never met, that handles everything.

    If you want to speak to these agents after you’ve listed, be prepared to wait. When you call, you’re likely to get in touch with someone other than the agent you listed with, and you’ll need to wait.

    Buyers have to wait too.

    A real estate deal always involves two sides: a buyer and a seller. So what happens when a buyer’s agent contacts these ‘Top’ agents? They also get a team member, not the listing agent.

    Often, the conversation goes like this:

    Agent: Hi, is so and so available?

    Team Member: I’m sorry, they’re out of the office. Can I take a message?

    Agent: Sure, I just had a quick question about the house. Is the downstairs bathroom above flood?

    Team Member: Well, I’m not really sure; I’ve never been to the house. You’ll have to wait until so and so comes back.

    Agent: Okay.

    Agent talks with their buyer: “I’m waiting for the listing agent to get back to me.”

    Buyer: “Alright, can you tell me about this other home then?

    As the seller, you often don’t get to meet these team members. On the flip side, some of these team members have never seen your home, so they are unable to answer any questions about it.

    This isn’t efficient; it’s not good service.

    Since everyone is listing with this one person, they must have some magic tools.

    No, they do not have any magic tools or extra strategies for you. Every single agent has the exact same tools and strategies available to them to sell your home. It’s how the agent uses these strategies. What you find with these top agents is that they have fooled so many people into thinking they are the best, they stop going the extra distance for their clients and their work becomes sloppy. They don’t go the extra mile with their marketing techniques, they give you the basics.

    But you may say they still sell a lot.  Well of course they do, because everyone keeps listing with them with out actually looking at their work. Just look at their listings!

    Impersonal Treatment

    Most of the time, they don’t even care about you. To them, you’re like a table at a restaurant. You know the slogan servers say – “burn them and turn them.” That’s the strategy.

    Look at me – Look at me.

    Do you ever hear a professional chef bragging about how many dishes they’ve cooked?

    Do you ever hear a pilot boasting about how many flights they’ve flown?

    Do you ever hear a teacher boasting about how many lessons they’ve taught?

    But you do see this top agent boasting about their performance non-stop.

    Now, do I think agents should share their expertise and accomplishments? Yes, but in a professional way.

    So, What Type of Agent Should You Use?

    What you need is an experienced agent. An agent who employs innovative methods to sell your home. Someone who answers the phone when you call, understands the process, is honest, and genuinely cares.

    An agent who isn’t striving to be the best but instead values their clients and loves their job.

    There are many great real estate agents out there. Do your own research before following the crowd.
