Marathon, Florida Realtor Selection Guide: Insider Tips for Sellers

Marathon, Florida Realtor

Searching for a top-notch Marathon, Florida real estate agent to sell your home? In this blog, we’re diving into the essentials of online marketing factors that every home seller should think about when picking a Marathon, Florida realtor. We’ll also share a handy tip to help you find out if your chosen agent uses these tools in their marketing.

Marathon, Florida

Not all Real Estate Agents are Created Equal in Marathon, Florida

Remember, not all agents are created equal, even if they work at the same company. Agents are independent contractors. Have you ever been to a really bad McDonald’s and then to a really good one? They serve the same food, but the manager creates the experience. The same principle applies to real estate agents. They all have the same tools, but the difference lies in how they use them.

Tools of the Trade

One of the most crucial tasks for an agent working with you as a home seller is to effectively market your home. After all, the majority of buyers are going online to look at houses and make decisions on whether to view a home based on what they see.

Every real estate agent has access to the same types of marketing tools, including print, online, video, social media, and photography. But not all agents use them. Why not? It’s often because it requires a significant amount of time, money, and effort, or they simply don’t know how to.

You can find many websites online that offer lists of questions to ask before hiring an agent. In fact, here’s a website that provides just that.

While these questions are helpful, let’s explore further what you should consider when searching for a Marathon, Florida realtor known for exceptional online marketing.

Conduct Your Research On your Marathon Florida Realtor

Keep in mind that real estate agents are salespeople, and they often speak confidently. But the key question is, do they back up their words with actions?

Here’s how to find out.  Research them.

Evaluate Their Current Listings

A real estate agent’s current listings speak volumes. These listings are a testament to their work.

Instead of fixating on listing prices, concentrate on the value these listings offer to potential buyers. Ask yourself if you would want your home represented in a similar manner. Remember, most buyers make decisions about visiting a property based on the quality of online marketing.

Key Aspects to Consider When Hiring a Realtor in Marathon, Florida

  • Is the real estate agent’s reflection visible in the mirror when taking a photo with their phone?

  • Are there any people or animals in the photos?

  • Are the photos blurry?

  • Do you find any aerial shots? (Note that some areas may not allow aerial shots due to the proximity of the airport.)

  • Does the agent clearly depict property lines and mark the property?

  • Are there detailed descriptions for all the photos, or are buyers left guessing about what each photo represents?

  • Are the photos well-lit, showing off the property’s features clearly?

  • Do the photos highlight unique selling points, like a stunning view or a beautifully landscaped garden?

  • Do the photos capture the flow and layout of the house effectively?

  • Are close-up shots available to highlight intricate details or renovations?

  • Are outdoor spaces and amenities, such as a pool or a deck, adequately represented?

  • Do the photos effectively present the lifestyle that comes with owning the property?

Waterfront Property Photos

Since we are in the Florida Keys, where many homes are located on the water:

Does the agent show the canal?

Do they indicate how a buyer would get to the Gulf or the ocean?

Is there a clear path?

Mystery of the Multi-Million Listing

As I’m writing this, there’s a $3.0 million property out there, being showcased by a ‘TOP’ agent. But guess what? All the photos are labeled with these strange letters and numbers. Do you know what the commission is on a $3.0 million property? Well, I’ll tell you – it’s a hefty $180,000. So, are you trying to tell me that the agent couldn’t find a moment to jot down what each photo actually represents? And to top it off there are no extra videos, no walk throughs, no social media on the home, no layouts.

This “Top” agent is doing the bare minimum and is getting listing not based on their quality work but based on the perception others have.

A listing is a representation of an agents work, and it matters. If you’re selling a multi-million-dollar property, you deserve an agent who goes the extra mile. Don’t settle for less.

Professional Photography

In Marathon, Florida, professional photography is a non-negotiable asset for any home seller.

These expertly captured images are your home’s first impression for potential buyers, ensuring your property stands out and generates the interest that leads to successful sales.

Consider this: how do you want your home to be perceived?  We also have some tips on how to prepare your home for sale

Video’s Reign in Real Estate

Video has taken the real estate world by storm, and it’s time for all agents to get on board. YouTube, the second-largest search engine after Google, and TikTok, rapidly gaining traction, are both video-centric platforms. These platforms are where the action is, and buyers love videos.

But here’s the deal: not all videos are created equal in real estate. Some agents get carried away with fancy drone shots that showcase the house, but they often miss the point. Those videos look cool but don’t tell you much about the house.

What really catches a buyer’s attention are guided tour videos. Buyers want someone to take them through the house, explain what’s what, and let them feel the excitement. They want to see the agent’s reactions and hear their thoughts. It’s all about telling the story of the house and the lifestyle they could have, creating an emotional connection.  We all recognize that real estate is heavily influenced by emotions, so if you’re selling in Marathon, Florida, ensure your agent incorporates these video types.

Virtual Tours – Watch Out

Many agents claim to provide a virtual tour, but it often turns out to be nothing more than an embellished slideshow. While it’s a decent addition, it falls short of the cutting-edge marketing standards you should anticipate in today’s real estate market.

3D Walkthroughs: Unlocking the Power of Matterport

Also known as Matterport, 3D walkthroughs provide buyers with the incredible opportunity to ‘walk through the house’ without actually being there. It’s a fantastic tool that allows buyers to grasp the layout of the home in a way that photos simply can’t convey.

The question to ask is, if a real estate agent has the option to offer this valuable benefit, why wouldn’t they use it? The answer often comes down to time and money, as implementing 3D walkthroughs can be resource-intensive. However, the investment can significantly enhance the buying experience and set your property apart in the competitive real estate market.

Harness the Power of Social Media

Americans now spend an average of 90 minutes a day on Facebook or some other connected platform. With these kinds of numbers, it’s clear that real estate agents should leverage social media to promote your property. In a world where exposure is everything in marketing, choosing an agent who utilizes every available tool is crucial.

Social media is not just another option; it’s an essential outlet that should be part of the toolkit for any agent looking to get the job done effectively. By tapping into the vast reach and influence of social platforms, agents can maximize the exposure of your property in today’s competitive real estate market

Conclusion – Marathon Florida Realtor

Now that you’re familiar with some of the most effective online tools, it’s evident that all Marathon, Florida realtors should be integrating them into their marketing programs to strategically position your property.

In today’s digital age, it’s easy to find an agent’s current listings and presence on social media. If your agent isn’t harnessing these new technologies to effectively market your home, it raises the question: Why choose them?
