I’m going to cut right to the chase- living in Marathon, Florida is expensive! Since we are a tiny island in the middle of the ocean, getting nothing here just cost more. From the food you eat to the materials to build a home to the clothes for sale, everything is more expensive. But amidst the higher costs, the island charm and vibrant community make Marathon, Florida a unique and worthwhile place to call home.

Housing is Expensive

Currently, the average sale price of a property here in the Florida Keys is over 1 Million dollars! Now don’t get me wrong, we have options under one million, but that is just the average. A standard single-family home not on the water will cost between 400,000 – 700,000. Once you get into waterfront or larger homes, the price tag just goes up. Rent is Expensive

If you are looking to rent here in Marathon, Florida, that is expensive too. Not only is it expensive, but it’s super hard to even find a place to rent. A little mobile home will cost you $1,200 a month. Looking for a two-bedroom? That can range anywhere between $2,000 – $2,600 a month.

Food

Food in Marathon is on the pricey side too. Would you believe our bananas are fetching 70 cents a pound? It’s true! When you’re living the Marathon life, you quickly learn the art of hunting for deals. Whether it’s meat, cheese, milk, or anything else on your grocery list, be prepared to pay a premium compared to the mainland. But hey, that’s just part of the adventure of living here in Marathon!

Let’s shed some light on utilities in Marathon!

Sewer: It’s tied into your taxes, so fortunately, it’s not a big hit on your monthly bills.

Water (FKAA): A family of 4 can expect to shell out around $130.00 a month for water. If you’ve got a pool, be prepared to pay a bit more – that water evaporates faster than you’d think!

Electric (FKEC): For a family of 4, the average electric bill will run you about $180.00 a month. But come summer, when those air conditioners are cranked up, expect that number to jump to around $220.00 a month.

Cable: We’ve got Xfinity, and we’re looking at around $100.00 a month to keep ourselves entertained.

Insurance

If you’re not used to paying for insurance, get ready for a little shock when you live in Marathon, FL. If you’re getting a mortgage on your home, you’ll need to grab Flood, Wind, and Homeowners insurance. The costs for these can vary greatly depending on your home. On the low end, you might be looking at around $4,000 a year, but on the high end, brace yourself for $12,000 annually. It’s just part of the package when you’re living the island life!

Property Taxes

I’ve got some fantastic news for you! The only thing in Marathon that’s not expensive? Taxes. Property taxes here are the lowest in ALL of Florida. They typically hover just under 1 percent of the purchase price. But to keep things easy, we usually estimate around 1 percent of the purchase price. So, if your home costs $500,000, you’re looking at about $5,000 a year in property taxes. Now, that’s something to smile about!

But first, some background

Where is Marathon, FL?

Marathon is located in the middle of the Florida Keys, and it isn’t just one island; it’s a group of islands. You’ve got Boot Key, Knight Keys, Hog Key, Vaca Key, Stirrup Key, Crawl, Little Crawl Key, East and West Sister’s Island, Deer Key, Fat Deer Key, Long Pine Key, and Grassy Key – that’s a whole bunch of islands making up the City of Marathon.

So why do individuals choose Marathon over some of the other islands?

Water Access:  First, Marathon is famous for its easy access to the water. There are two main ways to get to the ocean and the Gulf: the Vaca Cut and the Seven Mile Bridge.

Canals: Marathon has tons of waterfront homes to choose from with great boating.

Rental: Waterfront homes make for great rentals, and in Marathon, you can rent out your home for 7 days, compared to other areas with 30-day minimums.

Safety: Like most islands in the Florida Keys, Marathon is safe.

Amenities:  Marathon has lots more amenities compared to other islands, these include Home Depot, Publix, schools, hospitals, parks, beaches and restaurants. 

Due these reasons  the average cost of a waterfront homes in Marathon tend to be more money compared to other islands in the Florida Keys.

Deep Waterfront Neighborhoods in Marathon, FL

If you are looking for homes with deep water, suitable for boats needing a 5-foot draft or more, then I would recommend focusing on these neighborhoods first. Not only do they offer deep enough water for sailboats, but they also provide excellent access to the bay and the ocean.

1. Little Venice Neighborhood:

  • Nestled within Marathon, the Little Venice Neighborhood is a fantastic place for deep waterfront homes. Here, canals are wide and flow through.  They also provide direct access to the open waters.   Additionally, with the nearby Vaca Cut getting to the bay is easy. If you have a sailboat, this neighborhood could be the perfect fit for your boat.  Some of the street in Little Venice include 117th Street, 116th Street, and 112th Street.

2. 25th to 29th Street Waterfront Homes:

  • These properties provide deep water access and are situated near Boot Key Harbor, making them an excellent choice if you own a sailboat. You’ll also be close to all of Marathon’s amenities.

3. Yacht Harbor Island (122nd Street):

  • Yacht Harbor Island, situated at 122nd Street, is another delightful spot for deep waterfront living in Marathon. Again, you have great boating access and are close to everything in Marathon.

Other Top Waterfront Neighborhoods in Marathon, Florida

Sea-Air Estates:

The Sea-Air Estates homes are situated behind the airport on the Gulf side. These canals are conveniently short, providing quick access to the Gulf. Street names in this neighborhood include Bruce Court, Gulfwinds Lane, Alynn Place, David Lane, Patricia Lane, and Brian Road.

Fun Fact: The street names are a tribute to the late Alynn Schmitt, a key figure in developing Marathon and Key Colony. These street names represent his children, with Brian Schmitt now serving as the broker of Coldwell Banker Schmitt.

Side Note: Nearby, Grouper and Yellowtail also feature fantastic waterfront properties. Keep in mind that some canals in these areas may occasionally have seaweed, which comes and goes with the wind. If a canal doesn’t have a flow-through, you may experience seaweed build-up at the ends of the canal.

Sombrero Beach Neighborhood:

The Sombrero Beach neighborhood is a favorite among residents. The homes are not only beautiful but also conveniently located near all of Marathon’s amenities. And, of course, the beach is just a stone’s throw away.

In this neighborhood, you’ll find streets like Ibis Lane, Mockingbird Lane, Anglers Drive, Sombrero Beach Road, and Corte Del Sol.

If you’re near the beach, say around Corte Del Sol, you’ll enjoy a quick ride out to the ocean. However, if you’re located on Anglers Drive North, it’s about a 15-20 minute ride. Some people appreciate the ride, while others may not. So, it’s essential to be mindful of this when choosing your location.

Flamingo Island:

Flamingo Island in Marathon is another highly desirable neighborhood for purchasing waterfront homes. Some of the streets in this neighborhood include Copa D Oro and Saguaro Lane. Similar to other neighborhoods, you’ll find great homes here, close to the beach and amenities. However, it’s worth noting that you’ll have a longer boat ride to reach the open water.

Coco Plum Beach:

In recent years, Coco Plum Beach has seen significant development. Numerous beautiful new construction homes are springing up everywhere. Coco Plum boasts incredibly wide canals that are easy to navigate, and it’s not too far from the Vaca Cut. Additionally, the lots in this area are more spacious, making it an excellent choice if you’re looking for a home with ample space.

Coco Plum’s streets are in alphabetical order, starting with Ave A and going down to Ave O.
