Since the onset of the pandemic, much like everywhere else, the Florida Keys housing inventory has remained low. We’ve been in a seller’s market for quite some time. Prices have found a more stable rhythm, no longer experiencing the rapid spikes of the past.

I understand that many sellers and buyers alike aim to time the market – buying at the lowest and selling at the highest price. However, that’s a challenging feat to achieve.

When selling your home in the Florida Keys, most sellers opt to sell in one of our two distinct busy seasons.

Winter

Our high season typically spans from January to April. Historically, this is when we see more home listings and sales than any other time of the year. Many people are in town, and they’re either looking to buy or sell.

Shortly after April, things tend to quiet down a bit.

Summer

Right after school’s out, and up until Labor Day, we welcome an influx of families, many of whom come from other parts of Florida on vacation. We also see a good number of home sales during the summer season.

September and October tend to be quieter months for home sales. However, with reduced competition, sellers may find it a bit easier to keep more of their proceeds, as buyers have fewer options to choose from.
