Where is Marathon, FL you ask? Marathon, FL is perfectly situated in the center of the Florida Keys. When navigating the Florida Keys, mile markers are commonly referenced. Marathon can be found between Mile Marker 47 and 60. The city is comprised of multiple islands. These islands include Boot Key, Knight Keys, Hog Key, Vaca Key, Stirrup Key, Crawl and Little Crawl Key, East and West Sister’s Island, Deer Key and Fat Deer Key, Long Pine Key, and Grassy Key. Despite its rich history, the City of Marathon is relatively young. Marathon, FL was only incorporated in 1999.
Marathon owes its name to the dedicated railroad workers who worked tirelessly, day and night, to complete the railway. Their perseverance and relentless efforts gave rise to the popular phrase, “This is getting to be a real Marathon,” which eventually led to the city being named Marathon.
Marathon’s history is rooted in its early settlers who were farmers, wreckers, and fishermen. Today, Marathon, FL is a world-class fishing destination, with visitors flocking to its waters to partake in some of the best fishing experiences in the world.

However, with the market being so fierce right now, it’s common to see lawsuits come down once the dust has settled. If you are thinking of selling your Florida Keys Home, tread carefully, because you could very well get sued.
Today we will discuss the Number one reason why Sellers in the Florida Keys get sued.
Number one reason why Seller’s get sued in the Florida Keys is due to Downstairs Enclosures.
Before we get into what downstairs enclosure are you have to understand that all of the Florida Keys are considered coastal flood plain and maybe subject to Flooding.
Flood Insurance Rate Maps came out in 1975. So homes built prior to that date are grandfathered in and are allowed to have living space below base flood elevation.
If a house is built after the Flood Maps were issued on December 31, 1974, its lowest floor must be higher than the base flood elevation. In other words, the floor of the house must be above the level that is likely to be flooded in the event of a flood. This is to ensure that the house is safe from potential flood damage.
Enclosed spaces constructed after December 31, 1974, below ground level are only intended for limited storage purposes. Think of them as bonus space with limited access, primarily used to store items that would otherwise be kept outside or in a shed. It’s important to note that these spaces cannot be used for any other purpose due to legal restrictions.
Limited storage is for items like: parking of vehicles, storage of lawn mowers, rakes, wheelbarrows and similar equipment.
Limited storage doesn’t include furniture or household items, such as personal belongings or appliances that can’t withstand exposure to the elements or water damage. These items should not be stored in enclosed spaces that are located below the base flood elevation. Such spaces are meant only for storing things like materials, stock, and tools that have low potential for flood damage. If something can’t withstand exposure to water or isn’t typically stored in a shed or outside, it’s not suitable for limited storage in these areas.
Over time, homeowners may add features like bathrooms, kitchens, bedrooms, and air conditioners to these enclosed spaces located below the base flood elevation. Essentially, they transform the limited storage areas into additional living spaces. This is when potential issues can arise because the space was not designed for regular habitation. Building codes require that these spaces be constructed differently to ensure that they are safe and habitable. When people start using these areas like a regular living space, they could be putting themselves and their property at risk in the event of a flood.
If your a Florida keys home seller, it is critical that you be as transparent as possible when it comes to your downstairs enclosures. Your real estate agent can assist with this but make sure your buyer signs off on their understanding of downstairs enclosures.
Problems arise when buyers return to sue sellers, claiming that they were unaware that the additional room and bathroom located downstairs were not permitted, and are now compelled by the county to remove them and comply with regulations. As a result, the buyers are frustrated and unhappy about losing the extra space and bathroom, and may seek legal action against the seller for failing to disclose this information.
Downstairs enclosure don’t have to be a scary thing for a seller. Simply make sure to disclose everything and get written acknowledgment from buyers to avoid any future issues.

It’s no secret the beautiful blue oceans, sandy beaches and the stunning sunsets make living in the Marathon, Florida feel like paradise. You’ll never get tried of looking at the beautiful ocean and feeling the warm breeze in the air. It’s warm all year long compared to other places in the United States. When it rains it’s usually at night, which is great because that means you can still enjoy the day. In the winter months is does get cool and you will need a jacket. In the summer, it’s hot and humid but the ocean breeze sure does help! It’s also a lot less windy in the summer and I think the water is better.
Marathon, Florida is a very safe island to live on. I never feel unsafe when I am out and about in the city. Like every city we do have some crime but the occurrence of criminal activities is minimal and the unlawful acts themselves are quite insignificant.
When you live in Marathon you are on Island Time. Everything moves a little bit slower here in the Florida Keys. There are not a whole lot of options when it comes to get material type items like electronics and clothes. Marathon also lacks many chain brand stores, which means that you’ll often need to order items online and wait for them to be delivered by mail. However, I like that we don’t have all those stores. I think it makes the city unique and also save me a lot of cash not spending money on things I really don’t need.
One of the best part of living on an island is being surround by water. The range of water sports that are available here is arguably better than anywhere else in the world. The diving, snorkeling and fishing are all world-class activities here on the island. You can go canoeing, kayaking, or Paddle boarding at numerous locations too! The Florida Keys reef is awe-inspiring! Not only is it the third largest living coral barrier reef system on the planet, but it’s also the only expansive reef system found in the entire continental United States! Watching the fish glide by and taking in the breathtaking colors of the reef is truly an unparalleled experience!
Living in Marathon, Florida has been an absolute blast. One of the most unforgettable experiences I’ve had is exploring the uninhabited islands! To get to these hidden gems, you’ll need a boat, but don’t worry, there are numerous charters that’ll take you deep into the backcountry. Prepare to discover secluded slices of paradise that you never knew existed, and have the time of your life! It’s an adventure that’s sure to leave you with memories you’ll treasure for a lifetime.

Simply put, if you’re a fan of seafood, Marathon is the place to be.
Marathon may only be 10 miles long from end to end, but it has everything you need! While we may not have an abundance of stores, we’ve got all the basics covered, including a Home Depot. One of the best things about living on this island is how quickly and easily you can get from one place to another – it takes no more than 15 minutes to travel from one end of the island to the other! (in season it can be a bit longer) I’m fortunate enough to have my office just five minutes away, which is a real luxury. Living on an island definitely spoils you, as you come to expect everything to be close by. It’s hard to imagine having to commute for 30 minutes just to get to work!
Marathon is expensive. In the past few years, the cost of homes has skyrocketed, with prices doubling in many cases. This trend has extended to rent as well, making it tough to make your money go far here. It’s not uncommon for locals to work two or even three jobs just to make ends meet. If you’re planning to stay in Marathon for an extended period of time and have the funds available, I would strongly recommend investing in a property. Finding a place to rent in Marathon can be a real challenge, and what you get for your money may not be all that impressive. It’s worth keeping these factors in mind when considering a move to this area.
Living in Marathon, you quickly learn how to distinguish locals from tourists. Our high season runs from January to April, and during this time, the town is inundated with visitors. As locals, we have a bit of a love-hate relationship with the tourists. On the one hand, they help to keep our businesses thriving, which is great. On the other hand, everyday tasks like grocery shopping and running errands can become a real hassle when there are long lines to contend with. Plus, if you happen to live next to a vacation rental, you’re guaranteed to get new neighbors every week, who may not always be the most considerate of visitors. Let’s just say that when people are on vacation, they sometimes tend to get a little rowdy.
When you live in Marathon it sort of feels like time stands still. The lack of season makes every day feel the same.
Living in Marathon, you’ll often hear locals talking about the need to “get off the rock” every now and then. Since not much changes on the island, you’ll find yourself frequenting the same restaurants and hangouts. Every once in a while, it’s nice to take a break from the island life and venture to the mainland for a change of pace.
Job opportunities in the Florida Keys are somewhat limited. The majority of available jobs are in the hotel and service industry. If you’re able to secure a job that allows you to work remotely from anywhere, that would be your best bet for employment in this area.
Online photos of Marathon may depict beautiful images of the water, luxury houses, and breathtaking sunsets. However, once you arrive, you’ll also encounter parts of Marathon that aren’t so picturesque. The wealth gap in Marathon is significant, and the streets often consist of a blend of old mobile homes and conch houses alongside magnificent newly constructed homes. Additionally, there aren’t many pedestrian-friendly areas to stroll around. Walking or cycling near U.S. 1 can be very dangerous.
If you have any major medical conditions, don’t come to Marathon. Although we do have Fishermen’s Community Hospital it is not equipped to handle major emergencies. Having to travel over two hours in the car to get medical help it not something anyone wants to do.
It’s all who you know in this town. In Marathon, the city has a tendency to selectively enforce its code ordinances, sometimes turning a blind eye to certain situations while strictly enforcing others. As a local, it can be incredibly frustrating to try to get the City of Marathon to take action. However, if you happen to have connections on the city council or are friends with the right people, you may have an easier time getting things done. It’s definitely not a fair system.

Shopping in Marathon, FL
Living full time in the Florida Keys is a lot different than just coming on vacation. One of the first things you notice is the lack of stores to obtain everyday items. Each area of the Florida Keys has it’s own little section where items can be bought. Today, we are going to explore the Middle Keys and where to go for your everyday items, like food and pantry.
In the Middle Keys, there are two chain grocery stores, Publixs, and Winn Dixie. We also have a Farm Stand, Paradise Produce, which most of the time has lower prices or comparable to the chain groceries; however it’s locally owned, so that makes it better! There is also the Dollar Store (or now the $1.25 store) Walgreens and Home Depot.
Call me crazy, but I like to shop the sales and Winn Dixie and then head over to Publixs to get their deals as well. Hey, it’s not cheap living in the Florida Keys. I try my best to avoid going to the grocery store on Saturday, as that’s when all the rentals come in and the stores are a mad house! Everyone is different, but I like to get my dry goods, canned goods, and some snacks at Winn Dixie. I purchase most of my produce, fruits and meats at Publixs and then some more produce items over the Farm Stand. So yeah, when we go grocery shopping, it’s a long day!
Now, after living here for over a decade, there are some things that I never buy at the grocery stores. These items are: paper towels, toilet paper, bleach, detergents, cleaners and dish soap. I prefer to purchase these at the local Home Depot I am a firm believer that those items are cheaper year around. Now, don’t get me wrong once in a while, there might be a great sale at Publixs, but if nothing is on sale, my go-to for those items is to head over to Home Depot.
Besides Winn-Dixie for snacks, we like to go to the Dollar Store. Did you know you can get a whole package of Snyder’s of Hanover Pretzel Rods at the Dollar Store for way less than Publix or Winn Dixie. Currently, they have Coca- Cola liter bottles too. Yeah, yeah, I know it’s not good for you and we usually don’t drink soda at all. However, just recently I got on a soda kick and I saw the liter bottles there and was super excited. When shopping at the Dollar Store, beware some of the items are packaged smaller, and you are actually spending more for less. There are great deals to be had, just be sure to watch what you buy.
Walgreens, ever since the Dollar Store is now the $1.25 store, I have been going over to Walgreens to get my candy. When candy is on sale at Walgreens, it’s almost always cheaper than a $1.25. Walgreens carries some staple items but almost always its going to be more money than the grocery store.
Although we don’t have a ton of stores to go to, the best part of living in Marathon is that everything is close. On average it will take about about 5-7 minutes to get to any of these stores. I don’t know about you, but I much rather use my time on something else than driving to the grocery store.
